How is the design fee worked out?

By floor area, with a 15-ping minimum (demo); single rooms are priced per space, as the fees page shows

Can I have the design without the works?

Yes: sign a design-only contract and take the drawings and material list to a licensed contractor of your choice (demo terms)

Will the price keep going up?

Every change is a written change order with the item, price and time, signed by both sides before work starts

Will it look like the 3D render?

Renders are simulations; material batches and light differ, so the site labels renders and finished photos apart

Does the work need a permit?

Shops, clinics and offices open to the public do; for homes it depends on the ministry's rules and the city, which we check when measuring

How are the works paid?

In five stages — signing, services done, joinery done, handover and the retention (demo split) — each after photos or a signed check
